Residents of Orlando Lutheran Towers pay a one-time Entrance Fee and Monthly Service Fee. These fees vary depending on the type of apartment selected and the number of occupants.

The amount of the Entrance Fee is set at the time the initial deposit is received. The Entrance Fee also assures the resident access to Orlando Lutheran Towers Health Center facilities and services either on a temporary or permanent basis. Each resident receives three days of free nursing care per month in our "state of the art" Health Care Center.

Entrance Fee

The Entrance Fee entitles the resident to the exclusive right to occupy the selected apartment and to use and enjoy the common areas, amenities, programs, and services of the Center for Assisted Living and Personal Care, as well as Orlando Lutheran Towers' on-site skilled nursing center.

Applicants may reserve their choice of apartment design and location with an initial deposit of 10% of the total entrance fee on the selected apartment. The balance of the Entrance Fee is paid according to the terms of the Residency Agreement between the Resident and Orlando Lutheran Towers.

Monthly Fee

The Monthly Service Fee for an apartment varies according to the size and style of the residence. An increased Monthly Service Fee is charged for a second resident.

The Monthly Service Fee entitiles the Orlando Lutheran Towers resident to enjoy the following services, programs, and amenitites:

DINING
• One meal daily in the restaurant style dining room
• Meals slected from a daily menu
• The services of a dietician
• A hostess to greet and seat you, and assure efficiency
• A "no tipping" policy
• For convenience of the residents, guest meals, and extra meals appear on the monthly statement
• Tray meal service as approved by health care staff
• Periodic theme meals

HOUSEKEEPING
•Weekly maid service in the apartment residences, including vacuuming, dusting, cleaning of the kitchen and bathroom, and general housekeeping
• Periodic window cleaning and other heavy housekeeping

MAINTENANCE AND GROUNDS KEEPING
• General maintenance, repairs and replacement of appliances, heating and air conditioning equipment, lighting, thermostats, plumbing and all fixtures, equipment and improvements owned by Orlando Lutheran Towers
• General upkeep of community's grounds, including lawn, shrubbery, and tree care

SECURITY
• Round-the-clock security by Orlando Lutheran Towers personal
• Evening and nighttime security guards
• Fire alarms and smoke alarms in all residences connected to a centralized monitoring panel
• Back-up power system for emergencies in the Health Care Center and common area lighthing
• Daily check on residents
• Lighted and patrolled parking areas and garage

RESIDENT SERVICES, ACTIVITIES, AND TRANSPORTATION
• Full Time Activities Director for each level of care
• Full Time Director of Resident Services

Additional Services

In addition to the standard servcies provided in the Monthly Service Fee, Orlando Lutheran Towers provides, at an additional cost, the availability of the second and third meal each day, guest meals, limited guest accommodations, catering for special occasions, beautician and barber services, photocopies, additional housekeeping services, and home health care services.

Adjustment of Fees

To insure that residents of Orlando Lutheran Towers continue to enjoy quality programs and services, the Monthly Service Fee is subject to adjustments as needed to maintain the availability of these programs and services. Notification of any adjustment in the Monthly Service Fee is given to all residents at least 60 days in advance.

Refund Plans

The Standard Entrance Fee Plan prorates reimbursement for any resident leaving the community for any reason within 48 months of occupancy. Under this plan, the Entrance Fee amortizes at 2% per month of occupancy during the initial 48 months plus a one-time 4% administrative charge.
